Examples of previously approved tandem 8..A. - Page 99 <br /> space examples include residential projects where members of the same household are <br /> assigned the tandem parking spaces or office projects where employees of the same <br /> company have the ability to manage the tandem parking spaces. <br /> Project Amenities, Open Space and Pervious Areas <br /> Project amenities include a commercial marina located in the inner marina portion of the <br /> site (3.18 acres). The existing inner marina will be reconfigured within its current <br /> footprint and modernized to accommodate 45-65 boat slips. All marina slips will be <br /> available for lease to the general public, including but not limited to project residents. <br /> The marina will also include a publically accessible hand boat launch. (A hand boat <br /> launch is only for non-motorized craft such as kayaks and canoes.) The boat launch will <br /> be installed on a floating dock in the northeast portion of the inner marina, near <br /> Redwood Creek. Seven (7) surface parking spaces will be provided for users of the <br /> boat launch and other Bay Trail-related public amenities, per BCDC requirements. The <br /> parking spaces would be located near a hand boat launch staging and wash-down area <br /> on the northwest edge of the inner marina. The inner marina will be fully ADA <br /> accessible. The Project will not require any dredging or increased fill in the inner <br /> marina. <br /> Project amenities also include a Clubhouse (or community building) located in the <br /> central portion of the Project, adjacent to the marina. The Clubhouse will serve as an <br /> amenity center for residents and boat lessees, a leasing center and on-site <br /> management office as well as a Harbormaster office for the management of the marina. <br /> The Clubhouse program includes: a Fitness Center, a Social Room with gaming tables <br /> that may be rented out to residents for private parties, an Internet Coffee Bar, a Lounge <br /> with I-Pad work stations, Yoga Facilities, a Spinning Room, a Pampered Pet Shampoo <br /> Station, Management Offices (including the Harbormaster's Office) and Conference <br /> Room, as well as an outdoor pool, spa & cucina. All boat slip lessees (including non- <br /> resident boat lessees) will have complete access and use of the Clubhouse, clubhouse <br /> amenities, and pool and spa facilities. <br /> Open space and parklands amenities include walkways and bike paths, gazebos, bocce <br /> ball court, tot lot, picnic areas, public plazas, outdoor art, five overlooks, bike racks, and <br /> a spur of the Bay Trail (totaling approximately 5.2 acres). BCDC has jurisdiction over a <br /> 100-foot band inland of and parallel with the San Francisco Bay shoreline, which in this <br /> case includes the western and northern edges of the project site (Smith Slough). Public <br /> parking is provided at the northwestern portion of the site for use of the Bay Trail <br /> improvements near the hand boat launch wash-down and staging area (see Sheet L-2). <br /> The project provides over 4 acres (179,031 sf) of pervious area which exceeds the <br /> City's requirement of 20% of Lot Area, (which would be 2.13 acres or 92,954 sf) per <br /> Article 10.12 -minimum pervious area and stormwater requirements. Furthermore, the <br /> stormwater treatment will exceed all State Water Resource Control Board's <br /> requirements for C.3 stormwater treatment. The treatment will be handled through a <br /> series of bio-retention areas within the planting areas throughout the site. Each bio- <br /> retention area will consist of stormwater treatment planting, such as juncus patens (Ibue <br /> rush) and chondropetalum tectorum (cape rush), meeting the San Mateo Countywide <br />
