On the south portion of the site, adjacent to the existing <br /> Villas at Bair Island apartment-marina complex, 311 apartments would be located in a 5-story <br /> building wrapped around a 7-story aboveground parking garage. The maximum height of this <br /> combination structure (including concealed rooftop equipment) would be 75 feet. <br /> On the west and north portions of the site, ten 3-story buildings would house a total of 100 <br /> apartments (10 in each building). The maximum height of each of the ten buildings (including <br /> concealed rooftop equipment) would be 45 feet. <br /> In comparison, the portion of the 2003 EIR project located on the Pete's Harbor property <br /> consisted of approximately 633 multifamily units in an array of five 21-story residential towers <br /> (up to 240 feet in height), and numerous low-rise residential flats and townhouses. <br /> In summary regarding the residential components of the various past and present proposals, the <br /> 2003 EIR evaluated a proposal totaling 1,930 multifamily residential units on two non- <br /> contiguous properties (Peninsula Marina and Pete's Harbor). The 2007 Addendum evaluated <br /> 796 multifamily units on one of those properties (Peninsula Marina/Peninsula Park, now One <br /> Marina). Currently, a total of 660 multifamily units are either occupied/under construction (One <br /> Marina = 249 units) or proposed (Pete's Harbor = 411 units) on the two properties. <br /> The following interrelated City approvals are expected to be necessary to implement the <br /> currently proposed Pete's Harbor project: <br /> (1) Planned Development (PD) Permit approval, including a request for two parking <br /> modifications, <br /> (2) Tentative Map approval, <br /> (3) lot line adjustment, <br /> (4) design review, and approval of an Architectural Permit, <br /> (5) improvement plan approval, <br /> (6) grading permit approval, <br /> (7) building permit approvals, and <br /> (8) various other approvals, including water hook-up permit and sewer hook-up permit. <br /> The purpose of EIR Revised Addendum No. 2 is to describe the changes or additions to the <br /> City's July 2003 EIR necessary to provide the CEQA documentation necessary for City <br /> consideration of the current Pete's Harbor project, including the associated City approvals listed <br /> above. <br /> 'In the CEQA documents dating back to the 2003 EIR up to the 2012 Addendum No. 2, the number of <br /> existing slips in the Pete's Harbor inner marina had been reported variably as from 116 to 138. February <br /> 2013 aerial photos from State Lands show that the total number of existing slips in the inner marina is <br /> approximately 61. Throughout this revised Addendum, the existing number of boat slips for the inner <br /> marina is reported as "approximately 61."
