The certified 2003 EIR
concluded that the previously proposed Marina Shores Village office (300,000 square feet) and
neighborhood-serving commercial (12,000 square feet) uses--all of which would have been
located on the Peninsula Marina property--would employ roughly 880 people. Similar to Impact
6-1 (above), the 2003 EIR concluded that this employment growth would have had the potential
to cause or contribute to a number of employment-related significant environmental effects, all
of which were described in subsequent specific environmental topic chapters in the 2003 EIR
(traffic, public services, noise, and air quality).
Neither the previous nor the current Pete's Harbor project include new office or commercial
uses. Both Pete's Harbor projects would include a minimal number of on-site employees (e.g.,
pool attendant, rental office manager, harbormaster). Therefore, Impact 6-2 does not apply to
the current Pete's Harbor project.
Conclusion. Mitigation 6-2 is no longer required for employment-related impacts. Project-
related employment growth would be less-than-significant.
Other Impacts. The certified 2003 EIR determined that the previous Pete's Harbor component
of the Marina Shores Village project (633 residential units) would have beneficial effects on City
housing supply and jobs/housing balance conditions (more new housing units than jobs),
representing a beneficial housing supply impact. The current Pete's Harbor project would have
similar, but reduced, beneficial effects on City housing supply (approximately 411 residential
units) and jobs/housing balance conditions. The Redwood City General Plan recognizes that
there currently exists a "Jobs vs. Housing imbalance" in Redwood City, and has identified the
Pete's Harbor property as an "Underutilized Site" and an "Opportunity Site" to help correct this
imbalance.
T.110695 Pete's Harbor EIR Addendumlrevised addendum no 213(10695-01).doc
