Mixed Use Live/Work and Mixed-Use Neighborhood Zoning Districts: As a <br /> continuation of Program H-5, the City adopted two additional mixed-use zoning <br /> districts. With the exception of the former Century Theatres site on East <br /> Bayshore Road, all identified Housing Sites from figure H-7 are now <br /> appropriately zoned. <br /> Progress in Meeting the Regional Housing Needs <br /> California law requires each city and county to have land zoned to accommodate its fair <br /> share of regional housing need. Redwood City's RHNA for the 2007-2014 Housing <br /> Element planning period is as follows (Table 1): <br /> Table 1 <br /> Redwood City RHNA Allocation <br /> of County RHNA Percentage of <br /> Income Group Median Family <br /> Income (Housing Units) Units <br /> Very low 0-50% 422 23% <br /> Low 51-80% 304 16% <br /> Moderate 81 — 120% 358 19% <br /> Above Moderate 120% + 772 42% <br /> Total 1,856 100% <br /> In 2013, the City has approved Planning entitlements or issued Building Permits for the <br /> following housing projects: <br /> PLANNING APPROVED <br /> • 525 Middlefield (471 apartment units) <br /> • One Marina Phase III (65 apartment units) <br /> • 735 Brewster (18 detached homes) <br /> • 601 Main Street (196 apartment units) <br /> • Laurel Way Join Venture (16 detached homes) <br /> TOTAL: 766 units approved <br /> BUILDING PERMIT ISSUED <br /> • 2580 El Camino Real / Mel's Bowl (146 apartment units including 5 BMRs) <br /> • One Marina Phase II (115 apartment units ) <br /> TOTAL: 261 units issued building permits <br /> The City has also approved the following assisted living units which do not qualify <br /> towards RHNA numbers but meet the City's goal of providing special needs housing <br /> (Program H-13). <br /> SENIOR HOUSING <br /> • 2808 El Camino Real - 45 assisted living units at 45 du/acre <br /> • 1230 Hopkins Avenue - 22 assisted living units at 12 du/acre <br /> 71 <br />
