exceeding the height specified for such district, provided that the cubical content of all buildings on the parcel shall not be increased beyond that which would be perrnitted for buildings erected within the specific district height limits at the maximum permitted lot coverage, and further provided that a use permit shall be requ ired in each case. "Section 32 .10 Projection into Required Yards. In all districts, except the R-1, R-2, RG, R-3, R-4, and R-5 Distriets. the following architectural features may project into required yard areas: " (a) Architectural features on the main building, such as cornices, eaves, canopies and fireplaces may extend into any required yard a maximum of three feet but in no event closer than three feet to any property line. " (b) Porches, landing places or stairways which are open and uncovered may project a maximum of six feet into any required yard, but in no event closer than four feet to any property line. " (c) The second story of any dwelling may project into front and rear yards up to two inches for e�ery one foot of height between the f loor of � the second story and the ground level below. "Section 32 .11 Buildinq Groups. The distance between buildings on the same parcel (not including detached accessory buildings) shall be the sum of the side yards which would be . required for su ch bu ildings if they were on separate interior lots. This provision shall not be construed to reduce yard requirements for dwelling groups. � "Section 32 .12 Hillside Garaqe. Notwithstanding the provisions of Section 30.6(b) and 32.13 (a) , where the net difference in elevation between the established street grade and a line parallel with the street line on the lot 30 feet from the front lot ].ine exceeds f ive feet, a private garage, attached to or detached from the main bu ilding, may b e bu ilt to within 30 feet of the centerline of the street.
