7.1.F. - Page 116 <br /> may adopt Rules regarding the storage of items, such as bicycles, within Units that are visible from <br /> outside the Unit. Use of the bicycle parking area in the Garage of the Project shall be subject to <br /> the Rules of the Association, as may be amended from time to time. To the extent storage of <br /> materials is permitted pursuant to the Condominium Documents, such storage must be in <br /> accordance with building, fire, health and safety requirements as set forth by governmental <br /> authorities and insurance carriers. <br /> 7.22. Owner's Right and Obligation to Inspect, Maintain and Repair: <br /> A. Except for those portions of the Project which the Association is required to <br /> inspect, maintain and repair, each Condominium Owner shall, at his sole cost and expense, <br /> maintain and repair the Unit, keeping the same in good condition, pursuant to and in accordance <br /> with the Owners Handbook. Each Owner shall be responsible for and bear the cost of inspection, <br /> maintenance, repair and replacement of the following items within such Owner's Unit: interior <br /> surfaces of all perimeter and interior walls, ceilings and floors (including carpeting, tile, wall paper, <br /> paint or other covering); garbage disposals, ranges, refrigerators, dishwashers, washing machines, <br /> dryers, light fixtures, smoke and heat detectors, and any and all other appliances of any nature <br /> whatsoever; heating, ventilating and air conditioning equipment servicing such Unit (although such <br /> equipment may be located in part outside such Unit); exterior and interior door hardware, gaskets <br /> and seals, interior doors; cabinets, light bulbs; plumbing and other fixtures of any nature <br /> whatsoever; "built-in" features; and decorative features, and any furniture and furnishings. Each <br /> Owner shall inspect and maintain, repair and replace any smoke and heat detectors located in the <br /> Owner's Unit. The Association shall inspect, maintain and repair any automatic fire sprinkler heads <br /> located in any Unit. Each Owner immediately shall notify the Association of any problems with any <br /> automatic sprinkler heads located in the Owner's Unit. In addition, each Owner shall be responsible <br /> for and bear the cost of inspection, maintenance, repair and replacement of the following items <br /> serving such Owner's Unit: windows, Patio and Balcony landscaping, in accordance with <br /> Association Rules. Each Owner shall keep the Balcony and/or Patio that is appurtenant to the <br /> Owner's Condominium in a clean and neat condition at all times and shall maintain the landscaping <br /> in any such areas. Entry doors to the Unit and sliding doors for Balconies or Patios, and the door <br /> handles, hinges and other mechanisms thereof shall be maintained by the Unit Owner. <br /> B. Each Owner shall have the exclusive right to paint, plaster, panel, tile, wax, <br /> paper or otherwise refinish and decorate the inner surfaces of the walls, ceilings, floors, subject to <br /> Section 7.24, and doors bounding the Owner's Unit. <br /> C. Each Owner shall inspect and maintain the improvements within his or her <br /> Unit in accordance with the inspection and maintenance guidelines set forth in the Owners <br /> Handbook established by the Declarant. A copy of the Owners Handbook shall be delivered by <br /> Declarant to each Owner when the Unit has closed escrow. Each Owner shall retain the Owners <br /> Handbook and take all appropriate actions to comply with and implement the Owners Handbook. <br /> When an Owner transfers a Unit, the Owner shall deliver a complete copy of the Owners <br /> Handbook, and all manufacturers' materials, to the transferee of the Unit on or before the date the <br /> Unit is transferred. <br /> D. In order to prevent leaks and to reduce the presence of mold, fungi, spores, <br /> pollens and other botanical substances, or other allergens (collectively "Mold") within the Unit, the <br /> Owners shall inspect the interior of their Unit not less frequently than once each quarter to check <br /> for water leaks or other breaches of the watertight integrity of the improvements, and for the <br /> presence of Mold. If any water leaks and/or Mold are detected within the Unit, the Owner shall <br /> immediately notify the Board and take appropriate corrective steps to repair the leak, and/or <br /> remove the Mold and to maintain proper ventilation within enclosed areas, and to maintain humidity <br /> levels to reduce the risk of Mold growth, and take such other prudent steps as may be appropriate <br /> to prevent leaks and Mold growth, or eliminate any existing Mold. <br /> E. Each Owner shall maintain and repair any built-up or raised wood or other <br /> decking or tile covering any Exclusive Use Common Area Balcony or Patio appurtenant to that <br /> Owner's Unit; provided that the Association shall maintain the structural components of the Building <br /> associated with the Exclusive Use Common Area Balconies or Patios, including, without limitation, <br /> any associated waterproofing or elastomeric membrane, as further described in Section 5.1 above. <br /> All maintenance and repair shall be in accordance with the Association Rules and shall be <br /> performed only by qualified professionals.
