Wo�ic with CITY and Contractor to maintain use of existing facilities that are <br /> affeded by the canstruction, to minimize the disruption to the existing facilities <br /> and to have their caMinued use during the canstruction af the praject. This <br /> includes all phase of construction and delivery of materials. <br /> 2. Monitaring of canstruction costs and progress payments, CM services shall include but <br /> are not limited to the following: <br /> a. Provide and maintain project level reports fo� budgeting and contingency <br /> tracking; contract payment status; cash flow forecasting and analysis; graM <br /> documentation; and other �nancial reporting as necessary to support the <br /> CITY's accounting needs. CM shall maintain records reflecting the actual <br /> costs for activities completed or in pragress, including recards relating ta work <br /> performed on a unit cost basis and additio�al wo�ic perfom�ed by the <br /> Contractor on a time and materials basis. CM shall monitor and advise the <br /> CITY of costs pertaining to patential, pending and completed changes; and <br /> potential or pending claims. <br /> b. Qevelop a procedure for submittal, review and proc:essing of the pmgress <br /> payments to Contractor, along with associated forms and reparting systems. <br /> CM shail review progress payment applications and work with Contractor to <br /> achisve agreement on the progress paymsnt amount. CM will verify that the <br /> "as built" check set of plans by the Contractor are updated prior to approval of <br /> progress payment being submitted to the CITY. CM will require Contractor to <br /> pravide a corxfitional waiver and release for progress payments and a final <br /> release and waiver for#he final payment. CM will certify that the data in each <br /> application for progress payment is to the best af CM's knowledge, information <br /> and belief, the work has progressed ta the point indicated in the applica�ion for <br /> pragress payment and the quality of the work is generally in acc:ordance with <br /> the contract documents. CM's review of application fo� progress payment <br /> shall be undertaken and completed in a timely manner so that the CITY can <br /> meet its obligations to make progress payment due Contractor within the time <br /> permitted by applicable law without incuRing interest liability or other <br /> penatties/liabilities. CM shall also verify the progress payment satisfies any <br /> grant requirement. <br /> 3. Substantial completion and final campletion, CM services shall include but are not <br /> limited to the fallowing: <br /> a. Consult with the design consultants and CITY to jointly ascertain the <br /> achievement of substantial completion of the project. If upon inspec#ion of the <br /> project substantial compfetion has not been achieved, the CM will assist the <br /> design consultant in noting the conditions of the work and the measures <br /> necessary far the Contractor to achieve substantial completion. Upon <br /> determining that the Contractor has achieved substantial completion the CM <br /> wil! c,00rdinate the C{TY's and design consultant's final inspection of the work <br /> to note punch list items to be completed by the Contractor as a condition to <br /> achieve final campletion. <br /> b. Assist the CITY in issuing a certifi�cate of substantial campletion and final <br /> completion, as applicabfe. <br /> 4. Progress Recards, CM senrices shall include but are not limited to the following: <br /> a.
